Penelitian ini bertujuan untuk menganalisis pengaruh optimasi manajemen sarana prasarana dan kepemimpinan transformasional terhadap kinerja dosen serta dampaknya pada mutu pembelajaran di Sekolah Tinggi Ilmu Ekonomi (STIE) Samarinda. Persaingan antar perguruan tinggi menuntut pengelolaan sumber daya yang efisien dan kepemimpinan yang adaptif. Metode penelitian yang digunakan adalah kuantitatif deskriptif dengan teknik analisis jalur (path analysis). Responden penelitian adalah dosen tetap di STIE Nasional Samarinda. Hasil kajian literatur dan observasi awal menunjukkan bahwa sinkronisasi antara fasilitas fisik yang memadai dengan gaya kepemimpinan yang memotivasi secara signifikan meningkatkan produktivitas dosen dalam Tri Dharma Perguruan Tinggi, yang pada akhirnya meningkatkan standar mutu pembelajaran.
